After nearly ten years of emphasizing the need to revive downtown Nashville as a place to live as well as work, the city is presently evolving and experiencing a growing demand for Nashville homes for sale in the newly developed downtown area. Nashville is becoming more of a cosmopolitan city, and the downtown lofts have become desirable. This is prompting building owners to re-think how they can utilize their building space in connection with existing businesses, or in some cases, perhaps move their businesses to maximize the residential space available in their buildings.
This demand for urban Nashville real estate is attracting investors and developers from outside the state as well. An Atlanta-based development company has teamed up with a local company to build a high-rise condominium tower, and a Baltimore-based developer is involved in the development of a 225-unit building near the baseball stadium.
There are hundreds of units under construction or in the works. Being developed in phases, these residential units range from new construction like the Viridian, which is a 31-story tower with 305 condominiums, to renovations like the Lofts at the Exchange, which was a former office building with 47 units. The buyers who are gobbling up these units include school teachers, pro athletes, young professionals, developers of other properties, as well as entertainers.
The Nashville Downtown Partnership has a team, or “Yellow Shirts’ as they are affectionately known, who are responsible for maintaining a welcoming and attractive environment for the residents. Funded by an assessment on the properties, the Yellow Shirt “Clean Team” makes sure the streets and sidewalks of Downtown Nashville are clean and litter free. The Yellow Shirts “Ambassadors” are trained to give visitors directions and information on the attractions and activities available. All the Yellow Shirts keep an eye out for any situation which would require police or emergency services.
The presence of the Yellow Shirts not only contributes to the improvement of the appearance of the streets but adds to the sense of security of the downtown area. The hours of operation for these teams are from 7 a.m. to 8 p.m. Monday through Friday and from 11:30 a.m. to 8:00 p.m. on Friday and Saturday.

Living downtown means convenient access to sports and entertainment events and a variety of restaurants – all within walking distance of your home.
